Frequently asked questions

Scheduling fee

$100 for Weekend Appointments or Overtime (overtime is adding onto an already fully booked day, usually in my off hours. Regular hours are 10:00-2:00).

$20 for cancelations within 24 hours.
$50 for cancelations upon arrival.

IMPORTANT NOTE: Only a few items may be rearranged from room to room. Constant cleaning/organizing resulting in more than a 5 minute delay will incur an additional fee.

Some rooms are by request only, but no extra charge: garages, attics, small closets/pantries, mudrooms, unfinished basements/crawlspaces, sheds. Please note in your order if you want any of these images taken.

What if I need to cancel?

There is a $20 cancelation/reschedule fee for cancellations within 24 hours of the scheduled appointment. There is a $100 charge in addition to applicable travel fees if I arrive at the appointment and then need to cancel.

What if the home isn't ready when you arrive?

If I arrive at an appointment and the home is messy and requires more than 5 minutes of prep time, I will shoot the home as-is unless you prefer to cancel.

How will I receive the photos?

You will receive an email with a Google Drive link. Please download the photos as soon as you can, and hold on to them for as long as you need. I keep the photos indefinitely in a cloud and on a hard drive, but there is always a chance of data failure.

How soon can I schedule an appointment?

At least one week notice is recommended between April and September. In the cooler months, I can sometimes schedule as soon as the next day, but more than 3 days in advance is usually easy to accommodate except in the busy season.

Do I need to prepare the property before the appointment?

Yes. The property must be fully ready at the scheduled time — cleaned, decluttered, staged, and with all lights working. We photograph and capture the home as presented. Extended preparation time on-site may result in additional fees or reduced coverage.

Do you move furniture or reorganize rooms during photography?

Only light adjustments are made for camera composition. Full rearranging, deep cleaning, or heavy furniture movement is not included and should be completed prior to the appointment.

What areas are included by default in a shoot?

Main living areas, kitchen, primary rooms, and key selling spaces are included. Garages, attics, closets, storage rooms, and unfinished areas are photographed only if requested in advance.

Are floor plans and measurements certified for appraisal or legal use?

No. Measured floor plans are for marketing and listing purposes only. They are not certified surveys or appraisal documents.

When is Zillow 3D recommended?

Zillow 3D is most valuable for vacant homes, townhomes, and layout-complex properties where spatial understanding improves buyer interest. It is not required for every listing.

How fast is turnaround time?

Typical turnaround is 24–48 hours depending on service type and project size. Rush delivery may be available upon request.

Can I request edits after delivery?

Yes, minor correction requests are included. Major retouching or additional editing requests may incur added fees.

Who owns the media?

Piedra Design Studio retains creator rights. Clients receive full marketing usage rights for the property listing and promotion. Media may be used in our portfolio and marketing unless otherwise requested in writing.

Do you work directly with agents and builders?

Yes. We regularly support real estate agents, brokerages, builders, and developers with listing preparation, staging, media, and layout clarity services.

Do you offer bundled packages?

Yes, bundled listing packages are available and are the most cost-effective option for most properties. See our Packages page or request a custom quote.

What happens if the property is not ready?

We can proceed as-is or reschedule. If rescheduled after arrival, a trip fee applies.

All pricing is based on property size, scope of work, access conditions, and service selection. Final pricing may vary depending on square footage, property condition, location, readiness at time of appointment, and requested deliverables.

Properties must be photo-ready at the scheduled time. Additional editing, reshoots, extended on-site time, or preparation delays may result in added fees.

Turnaround times are estimates and may vary based on project complexity and current scheduling volume.

Design, staging, and builder services are quoted per project and require property review prior to final pricing.

Drone services, when required, are performed only through properly licensed operators or approved partners.

By booking services, the client confirms they have authorization to grant property access and approve media capture.
